3. Fees and Payment

• Property Management Fees: We charge a management fee of 9% of the monthly rental income for our full management services. This fee covers the cost of managing the property, including marketing, tenant screening, and maintenance coordination.

• Letting Fees: Our letting service is offered at a fixed fee of £349. This fee includes marketing, accompanied viewings, and tenant referencing.

• Sales Fees: Our property sales service is available at a fixed fee of £899. This fee includes marketing, professional photography, and handling sales negotiations.

• Additional Services: Any additional services or extras, such as unlimited hosted viewings, will be charged separately and agreed upon in advance.

4. Client Responsibilities

• Accurate Information: Clients must provide accurate and complete information regarding their property and circumstances. This includes disclosing any issues or concerns that may affect the property’s rental or sale.

• Compliance with Laws: Clients are responsible for ensuring their property complies with all applicable laws and regulations, including safety standards and landlord obligations.

• Communication: Clients agree to maintain open communication with Lodgemoor Properties and promptly respond to inquiries and requests.

• Service Limitations: While Lodgemoor Properties strives to provide high-quality services, we cannot guarantee specific outcomes or tenant behaviours. We are not responsible for tenant defaults, property damage, or other unforeseeable issues.

• Third-Party Services: We may engage third-party providers for certain services, such as referencing or maintenance. We are not liable for the actions or omissions of these third parties.
